Eligibility Criteria

Requirements for Investors, Sellers, and Properties

1. Investor Eligibility

To open an account and invest on Noblelesse, you must meet the following requirements:

Age & Capacity

  • Be at least 18 years old (or the age of majority in your country of residence)
  • Have full legal capacity to contract

Residency & Sanctions

  • Not be subject to international sanctions
  • Not reside in a country where the use of our Platform is prohibited by law
  • We may restrict or refuse access for residents of certain jurisdictions at our discretion

Identity, KYC/AML & Source of Funds

  • Provide accurate personal details and complete our KYC/AML/CTF checks
  • Submit government ID (passport or national ID)
  • Provide proof of address
  • Provide source of funds/wealth information (e.g., employment details, bank statements)
  • Provide tax information (e.g., TIN/CRS/FATCA details) if required by law

Contact & Access

  • Maintain a working email address and verifiable mobile number
  • Be able to access the app/website and receive documents electronically
  • Keep your login credentials secure

Banking & Payments

  • Fund investments from an account in your own name (no third-party payments)
  • Receive distributions to an account in your name
  • Accept that payments may be processed by authorized payment/escrow providers

Risk Acknowledgement

  • Confirm you understand the risks of fractional real-estate investing (including capital loss and illiquidity)
  • Acknowledge that Noblelesse does not provide investment, legal, or tax advice

3. Property Eligibility (for listing on Noblelesse)

To be considered for listing, a property must generally meet the following criteria (Noblelesse may apply additional criteria by deal):

Jurisdiction & Title

  • Located in a permitted jurisdiction (e.g., United Kingdom or other approved markets)
  • Freehold or long leasehold with clear, registrable title and no material adverse covenants
  • Leaseholds must have sufficient unexpired term and reasonable ground-rent/service-charge terms

Use & Condition

  • Residential (single-let, multi-let/HMO) or other permitted asset classes we approve
  • Let or readily lettable in its current condition
  • Where works are required, planning/building consents should be in place or readily obtainable

Compliance & Certifications (UK examples)

  • EPC at a legally acceptable rating
  • EICR (electrical) and Gas Safety certificates where applicable
  • HMO licence where applicable
  • Fire, health & safety compliance and necessary landlord registrations

Valuation & Due Diligence

  • A recent independent valuation (e.g., RICS) and any reports we request
  • Full disclosure of defects, ongoing works, insurance claims, or building-safety issues
  • Transparent tenancy terms, arrears history, deposits held correctly, and proof of rent (if tenanted)

Important: Noblelesse may decline any property at its sole discretion, even if it appears to meet these criteria.

5. Disqualification / Rejection (non-exhaustive)

Noblelesse may refuse, suspend, or terminate eligibility if, for example:

  • You fail KYC/AML checks or provide false/misleading information
  • You are (or become) subject to sanctions, enforcement actions, or criminal investigations
  • Funds are suspected to be third-party or of illicit origin
  • The property has defective title, material undisclosed issues, or unacceptable legal/valuation findings
  • We determine the listing or investment would breach law, regulator guidance, or our policies, or would pose undue risk to investors or the Platform

No Advice

Noblelesse is a technology marketplace and does not provide investment, legal, or tax advice.

Capital at Risk

Fractional real-estate investments involve risk, including loss of capital and limited liquidity.

Right to Change Criteria

Eligibility criteria may be updated from time to time; the version on our website/app is the current standard.

Deal-Specific Rules

Individual Offerings may include additional eligibility rules or document requirements; those Offering Documents control for that deal.
